CUSTOMER WARRANTY & INFORMATION
At Loewen Concrete Construction Ltd., we are committed to delivering all work in a professional and workmanlike manner, following established industry standards. Our skilled team is trained in the latest techniques and equipped with high-quality materials sourced from trusted suppliers. We take pride in the quality of our craftsmanship and aim to ensure your satisfaction. That said, concrete is a material influenced by natural elements and human workmanship—therefore, some imperfections may occur even under the highest standards of supervision.
The following outlines what you can expect from concrete installations, as well as important information on care, maintenance, and the scope of our One-Year Limited Workmanship Warranty.
GENERAL WARRANTY STATEMENT
Loewen Concrete Construction Ltd., offers a One-Year Limited Workmanship Warranty, effective from the date of project completion. This warranty covers major structural defects due to faulty materials or workmanship. It does not cover cosmetic issues or damage caused by factors outside of our control.
Repairs, when warranted, aim to restore the structural integrity of the concrete—not its original appearance. Surface-level imperfections that do not affect long-term function will not be covered under this warranty. Damage from chemicals, equipment, weather, misuse, natural wear, or acts of God are excluded from warranty coverage.
COMMON CONCRETE CONDITIONS & CUSTOMER EXPECTATIONS
Cracking
Concrete will inevitably crack due to natural curing and environmental conditions. While we take every reasonable precaution to minimize cracking, we cannot guarantee crack-free concrete. Cracks exceeding ¼ inch in width or vertical displacement may qualify for repair. Surface or hairline cracks, and cracking in topcoats or overlays, are not covered.
Repairs may involve filling with caulk or mortar, which is considered acceptable under industry standards.
Flaking or Surface Pop-Outs
Freeze-thaw cycles and other environmental factors can cause surface flaking or small pieces of aggregate to loosen. If more than 20% of the total surface area is affected, we may offer repair or replacement of the affected area. Less than 20% surface damage is considered normal wear and not covered.
Discoloration
Color variations are natural in concrete and may result from differences in material batch, weather conditions, or application methods. These variations may fade over time but are not covered under warranty. We cannot guarantee color matches with existing concrete or between separate pours.
Shifting or Settling
Subsurface settling due to soil conditions, root growth, or compaction is beyond our control and therefore not covered by the warranty. Minor shifting is normal and does not indicate faulty workmanship.
Frost Heave
Concrete may temporarily heave during freeze-thaw cycles and return to normal once thawed. Cracking caused by frost heave is not considered a warranty issue.
Finishes

Interior surfaces are typically finished smooth for easy cleaning but may be slippery when wet.

Exterior surfaces (driveways, walkways) are broom-finished to enhance traction.

Stamped or stained concrete is sealed to preserve color and texture but may become slippery and requires regular maintenance.
CUSTOMER CARE: IMPORTANT REMINDERS
To maintain the quality and longevity of your concrete, please follow these guidelines:

Do not drive on new concrete for at least 7 days.

Avoid drainage under slabs to prevent settling.

Do not use salt or de-icers—especially during the first winter.

Clean dog urine promptly from decorative surfaces, as it can cause staining and damage.
DECORATIVE CONCRETE SEALER MAINTENANCE
Sealer performance is affected by usage and weather. We recommend resealing every two years or as needed, especially for stamped or stained concrete. Over-sealing may lead to discoloration such as whitening.
Resealing Test:
Sprinkle water on the surface. If water darkens the surface, resealing is needed. If it beads up, the seal is still effective.
Note: Sealer failure is not covered under warranty. Ongoing maintenance is the homeowner’s responsibility.
ONE-YEAR LIMITED WARRANTY: TERMS & CONDITIONS
Coverage Includes:
Defects in materials or workmanship resulting in:

Major Cracking: Cracks wider than ¼ inch affecting more than 30% of total joint or panel length.

Major Scaling/Spalling: Surface disintegration over more than 20% of total area or 25% of any panel.

Major Pop-Outs: Over 50 breakouts per 100 sq. ft.
Exclusions:
This warranty does not cover damage caused by:

Misuse, neglect, or abuse

Natural disasters or severe weather (fire, flood, frost heave, etc.)

Improper drainage or landscaping alterations
-
Tree root growth or subsurface conditions

Vehicle use within the first 7 days post-install

Minor cracks, discoloration, or aesthetic imperfections

Modifications or repairs by third parties
-
Color uniformity, especially with repairs or in multi-pour jobs, is not guaranteed.
Warranty Process:

Notification: Claims must be submitted in writing within 90 days of discovering a qualifying issue.

Phone calls do not preserve your warranty rights.

Inspection: We will inspect the issue within 30 days of receiving your written notice.

Remedy: If the issue is covered, we will repair the affected area, replacements are reserved for issues that affect the structural integrity of the concrete, all claims are subject to inspection and are determined solely by us.
Limitations & Transfer

No other warranties, expressed or implied, apply.

This warranty is not transferrable to a new homeowner.
